**For Arizona homebuyers who are still struggling to come up with a down payment, new options are now becoming availble**
One of the most exciting new provisions of the Housing and Economic Recovery Act is the $8,000 First-Time Homebuyer Tax Credit. The credit is designed to encourage Phoenix first-time homebuyers to go ahead and make the leap to purchase their first Arizona home. Combine this $8,000 tax credit with the fact that home prices are at historical lows and borrowing money is cheaper than it has been in decades Phoenix first-time homebuyers, the time to purchase a home is now.
Here are some things to keep in mind when browing homes in Arizona:
- The credit amounts to 10% of the purchase price of the home not to exceed $8,000
- A Phoenix first-time homebuyer is defined as someone who has not owned a home in the last three years
- Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit of $8,000
- The tax credit is non refundable if owner occupies the home for at least 3 years
Through Family Housing Resources (an AZ & HUD approved non-profit agency), home buyers may be able to receive a 2% down payment gift and therefore reduce their 3.5% down payment FHA requirement to only 1.5%. This 1% may be gifted by relatives, be a loan from relatives or be paid by the home buyer. It may not be paid by the seller or builder in the form of closing cost assistance. If the home buyer qualifies for the $8,000 first time homebuyer tax credit, they could potentially pay back a family gift early in 2009 with their tax refund.
