**For Arizona homebuyers who are still struggling to come up with a down payment, new options are now becoming availble**

One of the most exciting new provisions of the Housing and Economic Recovery Act is the $8,000 First-Time Homebuyer Tax Credit. The credit is designed to encourage Phoenix first-time homebuyers to go ahead and make the leap to purchase their first Arizona home. Combine this $8,000 tax credit with the fact that home prices are at historical lows and borrowing money is cheaper than it has been in decades Phoenix first-time homebuyers, the time to purchase a home is now.

Here are some things to keep in mind when browing homes in Arizona:

  • The credit amounts to 10% of the purchase price of the home not to exceed $8,000
  • A Phoenix first-time homebuyer is defined as someone who has not owned a home in the last three years
  • Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit of $8,000
  • The tax credit is non refundable if owner occupies the home for at least 3 years

Through Family Housing Resources (an AZ & HUD approved non-profit agency), home buyers may be able to receive a 2% down payment gift and therefore reduce their 3.5% down payment FHA requirement to only 1.5%. This 1% may be gifted by relatives, be a loan from relatives or be paid by the home buyer. It may not be paid by the seller or builder in the form of closing cost assistance. If the home buyer qualifies for the $8,000 first time homebuyer tax credit, they could potentially pay back a family gift early in 2009 with their tax refund.

It is best for buyers to contact RealVision directly to get qualified for an FHA or Conventional Loan:

  • Properties are not limited to a specific location or target area
  • AZ Home Buyers do not have to be first time homebuyers
  • Income limits in Maricopa & Pinal Counties are $73,830/year, regardless of family size (call for info on other counties)

Home Buyers may not own any other properties at the time of closing

  • 1 and 2 unit properties allowed, purchases only
  • Buyer education class required if Arizona first time homebuyer
  • Interest Rate buy-downs are allowed
  • Sellers may contribute up to 6% for closing costs/prepaids
  • No co-signors (non-occupant co-borrowers) allowed
  • We will lead you through every step of the Phoenix home buying process.
  • We will help you define your "wish list" of features you want in your Phoenix home, your neighborhood and your school district.

Finding the perfect Arizona Home For Sale  is our business.

If you have wanted to purchase a home and invest in the Phoenix Real Estate Market, but didn't think you could afford it, qualify for a loan, or have the money for a down payment, think again! There are many programs available and closing cost assistance is still a way for buyers to keep some extra cash in their pocket...why keep paying rent when you can start the path to own a home today?!  We have the sources to get our clients into their Phoenix dream home, at prices we guarantee will not be around for long. With the current Arizona Real Estate market showing a substantial property value decline, you the Phoenix homebuyer can purchase just like the investors do, thousands below market value.

As expert's in the Phoenix Real Estate Market, we keep track of all Phoenix homes for sale. In many instances, through inside contacts we have access to bargain homes before they hit the general public or the Arizona MLS.

You may be asking yourself: Do I really need to use an an experienced AZ Realtor to purchase a home?
The real Answer is NO, but...Should you use an Agent to buy a house? YES, for two reasons:

  • First: in virtually all situations, the home buyer does not pay a commission...so the services of an experienced Phoenix buyers Agent working for you is paid for by the home seller.
  • Second: without an experienced Agent in the Valley, you may be missing valuable representation of your best interests.

The next mistake many potential Arizona home buyers make is that their choices are so limited by only dealing with AZ homes for sale by owner. Not having access to MLS listed homes could leave short changed, the Arizona MLS is the largest home selling network in the valley. Here with RealVision you get access to MLS absolutely 100% FREE of charge with not strings attached. View Arizona Homes For Sale

There is not a dime to be saved with this strategy (the seller is still going to pay a commission) and you run the risk of ending up with no representation, since the Listing Agents duty is bound to represent the seller and not you, the home buyer. With knowledgeable representation from RealVision Group costly mistakes will be avoided.

RealVision Group has creative financing options ready for our homebuyers to reveiw...we will get you into your Phoenix Dream home!
