If you are in the market to buy your first or next Phoenix home, a HUD home could potentially save you tens of thousands of dollars on the purchase price.
The acronym HUD stands for the Department of Housing and Urban Development, a branch of the FHA (Federal Housing Authority) that is devoted to sponsoring mortgages as a means of increasing home ownership in the Arizona.
How does a Phoenix home become a HUD home?
When someone with a Federal Housing Administration (FHA) insured mortgage didn't make the payments, the lender foreclosed on the property; FHA paid the lender what was owed for the subject property; and then the United States Department of Housing and Urban Development (HUD) took ownership of the home.
When a HUD property is first listed for sale to the general public, bids can be submitted by all potential purchasers (including investors), however, it is available to Owner Occupant Purchasers "only" during the initial priority period.
Things to keep in mind when purchasing a HUD house:
-
When buying a HUD home, it is extremely important to understand that these homes are sold in an "as-is" condition, in other words...what you see is what you get. HUD makes no warranties on their homes and they encourage you to have a qualified home inspector check the home you are purchasing. In many cases they will provide a property condition report for each HUD house that is for sale.
